Ask For a Discount on Your Rent By Offering to Pay in Advance


Housing doesn't come cheap, particularly if you're renting. If you're trying to save a bit of cash over the long term, you may suggest a compromise to your landlord: you get a discount if you pay up front.


As real estate service Trulia's company blog points out, some landlords may prefer to take a little less cash overall if they can be assured that you're paid up for future months. Not only does this relieve some stress from the landlord, but it may even work out financially for both of you:



Emphasize two points: First, they could probably earn more than 5 percent if they invest that money (or used it to pay off their investor loans). Therefore, they'll financially benefit from having the money upfront.


Second, emphasize that this reduces their workload. They don't need to hunt you down, ask for the check, and track whether or not the payment cleared. Your upfront payment will reduce their management headaches.



Of course, this method isn't for everyone. Renting isn't a one-way service relationship. In exchange for your rent money, the tenant can expect the landlord to service broken utilities, perform repairs, and complete any other general upkeep that's expected of them. Paying up front removes the only leverage a renter has to ensure that end of the bargain is kept up, so it may be worthwhile to wait until you know your landlord is reliable before proposing such an offer.
